T-Mobile is seeking an experienced Sourcing Manager to lead complex real estate contract negotiations related to in-building wireless coverage deployments (such as wireless solutions in stadiums/arenas, airports, convention centers, etc.) Optimization of macro and in-building lease portfolios, extension/renewals of network lease agreements and critical network infrastructure. This role is central to T-Mobile's strategy of securing favorable terms with landlords, venue owners, and property stakeholders as demand for in-building wireless coverage continues to grow. The ideal candidate is an assertive, skilled negotiator with a strong background in commercial real estate agreements, lease negotiations, and contract redlining who thrives in a fast-paced environment and is comfortable presenting deal outcomes to senior leadership.
Key Responsibilities
- Negotiation Strategy Development: Develop negotiation strategies for real estate leases, venue agreements, and infrastructure contracts, considering risk tolerance, financial implications, long-term relationship dynamics, and T-Mobile's network coverage objectives.
- Contract Review and Analysis: Review and analyze contract terms and conditions - including ground leases, easements, rooftop agreements, venue access agreements, and data center leases - identifying risks, ambiguities, and areas for negotiation. Ensure compliance with legal and regulatory requirements.
- Negotiation Execution: Lead negotiations with landlords, venue owners, property managers, and other counterparties to secure favorable terms, including pricing, access rights, renewal options, termination clauses, and revenue-sharing structures.
- Contract Drafting and Redlining: Draft and redline contract documents including Master Lease Agreements (MLAs), Master Service Agreements (MSAs), Statements of Work (SOWs), letter agreements, and purchase orders. Track changes and ensure consistency with negotiated terms.
- Stakeholder Communication: Partner with Legal, Finance, Engineering, Real Estate, and regional/market teams to align negotiations with organizational objectives. Summarize and present business cases and deal terms for executive review and approval.
- Relationship Management: Build and maintain productive relationships with landlords, venue owners, municipal entities, and infrastructure partners throughout the contract lifecycle.
- Documentation and Recordkeeping: Maintain accurate and comprehensive records of all negotiations, correspondence, and executed agreements to support audit readiness and future dispute resolution.
- Continuous Improvement: Assess and improve contract negotiation processes, tools, and methodologies. Incorporate lessons learned into future negotiations and support team-wide best practices.
Education and Work Experience:
- Bachelor's Degree in Business, Finance, Technology, or Engineering plus 5 years of related work experience, OR an Advanced Degree with 3 years of related experience. (Required)
- 4-7 years - Experience in technology sourcing, real estate contract negotiations, lease management, or a similar role involving complex commercial agreements. (Required)
- 4-7 years - Experience managing contract lifecycles, business requirements, and project deliverables in a mid-to-large-size company. (Required)
Knowledge, Skills and Abilities:
- Contract Negotiation - experience negotiating commercial real estate leases, venue agreements, ground leases, easements, or infrastructure access agreements (Required)
- Strategic Sourcing - RFP/RFI/RFQ development and execution (Required)
- Contract Drafting and Redlining - demonstrated ability to draft, review, and redline complex commercial agreements (Required)
- Stakeholder Management - ability to partner cross-functionally with Legal, Finance, Engineering, and Operations (Required)
- Business Acumen - understanding of financial implications, risk assessment, and total cost of ownership in deal structuring (Required)
- Microsoft Office Suite (Required)
- Project Management - ability to manage multiple active deals and negotiations simultaneously (Required)
- Supplier/Vendor Relationship Management (Preferred)
- Telecommunications infrastructure knowledge - in-building wireless systems (DAS/Distributed Antenna Systems), small cell deployments, or wireless real estate (Preferred)

At T-Mobile, employees in regular, non-temporary roles are eligible for an annual bonus or periodic sales incentive or bonus, based on their role. Most Corporate employees are eligible for a year-end bonus based on company and/or individual performance and which is set at a percentage of the employee's eligible earnings in the prior year.
