Manager Property & Facility Management

Your main responsibilities

The Manager Property & Facility Management is responsible for execution of the day-to-day real estate and facilities operations within SEC which includes transaction, project, and local property management. They are the local interface to the field operations and execute local support functions through planning, directing, coordinating activities and leading cross-functional strategic initiatives while aligning with corporate business objectives. This role helps ensure that project goals are accomplished on time and within budget.
This experienced real estate manager will support the Real Estate & Facilities team and lead design and construction projects to deliver and maintain world class office, manufacturing, and warehousing facilities.


Real Estate:
* Complete turn-key responsibility for real estate portfolio performance for Schindler Elevator Corp (SEC).
* Act as a local point of contact to directly or indirectly represent Real Estate and Facilities team with Field Operations.
* Lead cross-functional teams to execute on project tasks from legal reviews, transaction control to coordination of the design, construction, and subsequent management.
* Follow established project management best practices, including management of scope, requirements, risks, budgets, timelines, and resources.
* Troubleshoot problems associated with coordination, development, or implementation of projects. Escalate issues when critical risks arise and maintain pulse with project activities to ensure progress.
* Lead the real estate team's detailed analysis in selecting new office locations, specific sites.
* Drive nationwide real estate transactions, including leases, serviced office agreements, and sublease agreements in partnership with brokerage teams.
* Take complete responsibility for the real estate transaction negotiation process with a goal to improve corporate locations environment with minimal costs.
* Work with stakeholders on preparing necessary reports and presentations to clearly analyze relevant data and recent trends related to company's locations.
* Plan and attend Real Estate site selection trips to identify new locations as well as review and approve new locations selected by others while staying current on our competitors in the existing markets.
* Lead a team of two dedicated to real estate, inclusive of performance and compensation recommendations in conjunction with HR and Total Rewards.
Facilities:
* Develop and implement policies governing facility maintenance and repair, space planning and utilization, and design and construction.
* Oversee scheduled maintenance and as needed repair of buildings, grounds, or associated systems and equipment.
* Manage vendor relationships responsible for maintenance, cleaning, security, etc.
* Lead a team of five facilities employees, inclusive of performance and compensation recommendations in conjunction with HR and Total Rewards.

MINIMUM EDUCATION LEVEL


Bachelor's Degree


FUNCTIONAL/TECHNICAL EXPERTISE


Facilities Management (Minimum 2 years of experience)


Corporate Real Estate (Minimum 5 years of experience)


Possess excellent oral and written communications/presentations skills, influence and persuasion, results orientation, facilitation, and teamwork skills.


Prioritize and balance multiple competing priorities within and across multiple projects at the same time.


Ability to travel 30% of working time in a normal business environment, may include overnight/weekend travel.

Base Salary $142,800 - $175,600


The above represents the typical salary range for this position. Revisions to the range may be considered based on your experience, education, location, demonstrated skills, and alignment with business priorities. Please note that the compensation listed reflects only base salary and does not include variable incentives or benefits. This position is eligible for an annual bonus based on performance.
