In this role, the successful candidate is responsible for developing project definition, scope and budgets, performing field inspection of ongoing construction projects to insure that contractors are performing work in accordance with the contract documents and NYU construction standards and are on schedule, coordinating schedules with NYU hospital and school functions to ensure accessibility to construction sites and reviewing construction documents for compliance with NYU construction standards and maintain cost control Job Responsibilities:
- Project Planning - In conjunction with Vice President, Project Managers and Operation managers, clients, staff, and outside consultants, develops project definition, scope, budgets and final design scope. Confers with Medical Center client (department heads, administrators, technicians, etc.) to establish project requirements and specifications. Assists in reviewing requirements and specifications with Vice President, Senior Project Manager, preparing requests for proposals, and obtaining proposals from consultants for architectural/engineering services. Upon receiving appropriate approval. Selects consultants and develops project team which includes client, consultants, operations, other affected departments. Assists to develop preliminary project budget.
- Project Scheduling - In conjunction with the Vice President, Project Managers, Operation managers, clients, staff and outside consultants, develops and maintains schedule. Develops preliminary time schedule and presents to upper management and client for approval.
- Project Planning/Implementation - In conjunction with consultants and client, provides daily monitoring of design and construction throughout project until final closeout. Directs job meetings with client, contractor, and subcontractors. Acts as liaison between contractor and operations group. Assists to coordinate activity of other departments involved (telephone installation, cleaning, facility shutdowns, etc.). Assists to monitor costs on an ongoing basis, brings discrepancies to the Vice President and Senior Project manager. Follows up on punch list activity until project close out. During the project life, being cognizant of possible problems affecting the schedule; takes appropriate, timely corrective action as needed to maintain project schedule. Assists Senior Project Manager to complete project close out documents in a timely manner. Assists with preparation and maintenance of records for each project.
- Cost Containment - Participates in cost control activities by seeking the most effective method of delivering services. Maintains an awareness of the cost of decision and actions. Ensures that all projects are within budgetary guidelines.
- Planning and Procedures Development - Participates in planning, developing and implementing new procedures. Assists in developing short and long range plans for the accomplishment of goals. Communicates the need for new/revised procedures to Senior Project Manager in a timely manner. Presents new ideas, gives them the appropriate follow up; and if necessary makes adjustments. Coordinates activity of other departments involved (telephone installation, cleaning, facility shutdowns, etc.) to keep project on schedule. Initiates and approves change orders are required. Assists Project Manager in monitor project cost and approves invoices as requested. Follows up on punch list activity until project closes out. Assists with completion of project close out documents.
- Coordination - Meets with NYU in-house personnel to schedule work, coordinate shutdowns, tie-ins and contractor access. Schedules work starts with HOSP and SOM staff. Daily confirms project schedule with affected parties. Negotiations work plan with affected groups within the HOSP and SOM. Coordinates activity of other departments involved (telephone installation, cleaning, facility shutdowns, etc.) to keep project on schedule.
- Document Review - Reviews construction documents for compliance with NYU constriction standards and site conditions. Coordinates construction trades. Reviews construction documents for completeness and clarity. Coordinates multiple construction projects. Coordinates activity of other departments involved (telephone installation, cleaning, facility shutdowns, etc.) to keep project on schedule. Initiates and approves change orders are required. Assists Project Manager in monitor project cost and approves invoices as requested. Follows up on punch list activity until project closes out. Assists with completion of project close out documents.
- Field Inspection - Inspects ongoing construction projects to insure that work in being done in conformance with contract documents and NYU construction standards (including infectious control standards, where applicable).
- Communication/Relationship with Others - Respect and maintains the confidentiality of all departments and Medical Center related information. Cooperates and communicates effectively and harmoniously with Management, supervisor, and general staff, clients, patients and other Medical Center personnel. Encourages open communication and verbalization of opinions among peers and all Management staff in attempt to identify and resolve problems. Maintains professional appearance when dealing with consultants and contractors. Communication is well thought out, effective and informative.
- Initiative - Compiles and analyzes statistics and prepares reports. Researches the information accurately and thoroughly. Composes reports in a clear and well-written manner.
- Planning and Time Utilization - Work is thought out and planned in advance; is able to successfully implement plans. Determines priorities; adheres to these priorities with minimal changes.
- Performs other duties as assigned.
Minimum Qualifications: To qualify you must have experience in construction trades, experience in complex operations within a hospital and school environment, knowledge of infectious control procedures, experience in management of contractors and experience in interpreting construction drawings Preferred Qualifications: Experience in construction trades and seven plus years of experience in complex operations within a hospital environment; knowledge of infectious control procedures and seven plus years of experience in management of contractors and experience in interpreting construction drawings Qualified candidates must be able to effectively communicate with all levels of the organization.
