The Role:

Based in Alaska, as the Executive Director for Real Estate Strategy and Operations (RESO) at the regional level, you will lead the charge in managing and optimizing real estate assets. Your role will be crucial in aligning these assets with the strategic goals of our region and the entire system. Based on the vibrant portfolio of Providence and its affiliates, you will oversee acute care facilities and other real estate assets. You will be responsible for 21.1M sf of non-acute managed space, 645 assets, over 2,400 leases of various types, and 19.6M sf of acute care across 50 facilities. The portfolio's market value is estimated at $10B, with gross revenue reaching $350M and expenses at $345M.

What You'll Do:



  • Leadership Champion: Recruit, hire, and manage a leadership team covering real estate, facilities, construction security, EVS, and Home and Community Care staff.
  • Strategic Partner: Work directly with regional executive leadership to define and implement regional strategies.
  • Relationship Builder: Establish and maintain relationships with service area and ministry leadership teams to ensure RESO services exceed expectations.
  • Standard Setter: Communicate and prioritize the implementation of system-wide RESO standards for operations, asset management, and productivity.
  • Project Overseer: Ensure on-time and on-budget delivery of projects, supporting capital and resource analysis and request management.
  • Performance Monitor: Be accountable for both strategic and financial performance of the real property assets portfolio.
  • Standard Leader: Sustain standards for construction, design, facilities, EVS, and portfolio returns.
  • Council Representative: Represent RESO to region-specific leadership, strategy, or other councils as needed.
  • Financial Analyst: Accountable for the financial performance of all owned, managed, and leased sites, providing monthly and annual industry-standard financial reporting.
  • Master Planner: Participate in the master plan process for acute care facilities and accompanying ambulatory strategy, representing the organization with local and state agencies.
  • Evaluator and Negotiator: Accountable for evaluation, selection, acquisition, and disposition of owned and leased sites consistent with strategic goals.
  • Policy Enforcer: Ensure consistent adherence to policies and standards for construction projects.
  • Lease Manager: Responsible for the leasing and management of all owned and leased facilities within the region, except acute care facilities.
  • Satellite Overseer: Oversee satellite operations ensuring compliance with JCAHO/CMS standards applicable to hospital licensed space.
  • Negotiation Expert: Accountable for lease negotiations adhering to system standards, policies, Stark Laws, and bond finance rules.
  • Vendor Selector: Responsible for local vendor selection adhering to system standards and policies.
  • Capital Planner: Submit and manage capital action plans for budgeted years, prioritizing, approving, and tracking funding for tenant improvement projects and equipment.
  • Regional Traveler: Must be able to travel throughout the region and across the system as needed.


What You'll Bring:



  • Educational Background: Bachelor's degree with 10 years of progressive leadership experience in real estate management or construction. A Master's degree in Business Administration, Real Estate, or Finance is preferred.
  • Experience: 10 or more years of functional experience in real estate/construction and progressive leadership experience in the same field. Facilities management experience or certification is preferred.
  • Leadership Skills: Proven experience leading teams with diverse expertise and successful track records in negotiation of real estate transactions and contracts.
  • Asset Management Expertise: Demonstrated success in managing large real estate portfolios and accountability for their financial performance.
  • Project Management: Experience in construction project management delivery or managing project management teams.
  • Communication Skills: Ability to effectively communicate and present to Board-level audiences, both in written and verbal forms, with strong listening skills.
  • Knowledge Base: Strong understanding of real estate, lease, and construction terminology and applicable laws, along with building and facilities management knowledge.
  • Organizational Skills: Highly organized with the ability to prioritize tasks and demonstrate excellent judgment and decision-making skills.
  • Financial Acumen: Ability to analyze and interpret financial data, understanding acquisitions, entitlements, and the due diligence process.
  • Professionalism: Maintains a high degree of professionalism and is comfortable leading and managing others.
