Custodial Operations

Job Summary

Direct custodial maintenance services for General Fund buildings to provide clean and sanitary conditions and moving service for total campus. Manage event set-up support, special/project management, quality assessment, inspection management, business unit performance management (metrics, KPI's), supply management and respond to after hour emergencies as needed.

Responsibilities
  • Manage and direct the 2nd Shift and Weekend Custodial Maintenance Department which consists of Custodians and Floor Technicians
  • Recruit, train, schedule, supervise, coach, and evaluate custodial staff; implement training programs to enhance team performance and adherence to standards
  • Plan, communicate and monitor job expectations
  • Maintain compliance with departmental SOPs, federal/state guidelines, and university policies; manage corrective actions and personnel policies
  • Develop and implement a maintenance cleaning plan for each work area with workload balance; establish cleanliness standards and custodial assignments
  • Review, assign, and track work orders in the Computerized Maintenance Management System (CMMS); ensure data accuracy and timely completion
  • Track estimated hours to actual hours for scheduled work for the operation
  • Analyze and categorize work backlog by prioritizing and assigning effort required for work completion
  • Prepare annual report on results achieved against established objectives and established goals for future years
  • Maintain safe and healthy work environment by following standards and procedures, complying with legal codes and regulations



Required Qualifications

Educational Requirements
  • Bachelor's degree in related field or seven (7) years of experience in a formal supervisory capacity within the custodial field

Required Experience
  • Three (3) years of supervisory experience within facilities work environment
  • Supervisory experience


Proposed Salary

$60,617 - $68,962

This is an exempt position paid on a monthly basis.

ABILITIES
  • Consistently exhibit engaging customer service
  • Ability to support various constituencies served by the University
  • Proven proficiency with computers including Microsoft Office, Google, and/or applications as required for specific position
  • Ability to apply and measure outcomes against APPA standards
  • Ability to read and interpret technical drawings or printed materials, visual graphics, blueprints, and regulations
  • Ensure that safety program objectives are met by supporting a culture of safety, and develop and implement safety programs
  • Must be able to assess appropriate skill level to task to provide most cost-effective service
  • Must have computer ability to enter and manipulate data for reports, statistical information, and correspondence relative to the Custodial Department
  • Must interpret and explain procedures to subordinate staff members

KNOWLEDGE
  • Adhere to University policies and procedures to meet Institutional goals and support University's mission for student success
  • Knowledgeable of APPA standards for custodial
  • Must have a working knowledge of trades and their functions, and task specific sequencing required for maintenance/housekeeping, sanitation, and related repairs

SKILLS
  • Effective communication (verbal and written), organizational and human relations skills
  • Must demonstrate management skills such as planning, organizing, ability to delegate, train, coach, lead, mentor, and motivate
  • High level of mathematical, reading, writing, and communication skills
