What this job involves - The Regional Facilities Director is a senior strategic leadership role with ownership of the Regional Client relationship and execution for meeting JLL and Client objectives per the JLL MSA. The primary responsibility for this role is leading and managing all aspects of Facility Management Services for sites within the Client's Central US Region. We are seeking a proven team leader with experience managing large teams and delivering exceptional results in large portfolio critical thinking of synergetic strategy and tactical delivery. Strong people management skills are required, with a history of high employee satisfaction and engagement, and managing regional level client relationships with a metric-driven performance approach that delivers results. This role requires the ability to navigate an integrated services delivery model that includes six (7) JLL Territory Managers, Operations Managers (report to Territory Managers) and Engineers (report to Operations Managers), with a focus on how the workplace is experienced by our client's employees. Services include facilities management via JLL OMs, static engineers at a few large locations and dedicated mobile engineers primarily across TX (including client HQ location), OK, AK, KS, MO, IA, NE, SD/ND, and MN. Additionally, vendor management and oversight of all Facility 3rd party services and financial accountability for the Portfolio. The role is Client facing and this person must be able to exhibit exceptional customer service and communication skills while building a Trusted Advisor relationship with our client. Provides Strategic Client Relationship Management
- Partner with the JLL Account Director and JLL Account Leadership team to develop the account's IFM strategic operating plan as aligned with the Client's real estate and business objectives.
- Collaborate with Account Leadership and Client to develop goals, objectives, and focus areas for Workplace Experience Services and Integrated Service Delivery on the account, while fostering client relationships.
- Prepare impactful communications and presentations that advance our delivery model through thoughtful summaries, fact-based recommendations, and articulate desired outcomes.
Builds and Manages High Performing Teams
- Advances the firm's diversity and inclusion priorities by focusing on talent moves, i.e. hiring, rotation and promotion
- Lead by example in fostering a ONE team culture across the entire account. One team culture consists of continuous improvement and innovation by leveraging business intelligence, adopting and participating in the development of best practices including new tools, process management and other ideas that provide service delivery efficiencies.
- Establishes clear goals and objectives for direct reports and the JLL team members.
- Provides frequent coaching and feedback to elevate performance.
- Lead the Regional team to becoming a data driven team by using JLL Tableau and Corrigo reports to measure and celebrate or coach performance results.
Drives Operations & Compliance Performance
- Provide tactical operational facilities support for the FM team. Operations includes managing work orders in Corrigo per the standard JLL Work Dynamics procedures to meet or exceed client KPIs.
- Maintain Regional 3rd party supplier partner relationship and support the Territory Managers with local vendor partner relationships.
- Manage all Client regional workplace experiences and facilities services activities for all JLL-managed properties, ensuring total contract compliance with all criteria and reaching all performance specifications.
- Ensure all properties are operated and maintained in accordance with local, state and national requirements overlaid by those required by the client.
- Oversee regional continuous improvement initiatives as assigned and support account and departmental strategic planning.
- Effectively manage communications across regions/geographies between team and customer contacts, particularly support the six (6) Territory Managers reporting into this position.
- Accountable for the accuracy and timely updates to facilities services and account systems support tools, i.e. Corrigo, MS Teams, Share Point, Tracker, and all other reporting and data management systems for the account as required.
- Support incident reporting status updates, as required, to the Account Leadership and other key customer stakeholders.
- Assure the JLL resources are available 24/7/365 in support of the customer's business operations.
Delivers Performance Results
- Provide input and manages annual operations financial plans and manages expenses (staff time, OT, pCards, vehicles, etc) within approved plans/budgets while summarizing and sponsoring forecasted or unforeseen expenditures.
- Ensure JLL compensation under the contract are achieved relative to established Performance Plan and annual KPI.
- Review regional performance metrics (KPIs) and compare against account-wide metrics through the use of analytics or other tools provided by the client and JLL to ensure that the portfolio is being managed within goal parameters.
Skills/Qualifications:
- 15+ years' experience in facility and operations leadership is required with responsibility for leading high-performing teams in a service environment.
- Bachelor's degree in Facility Management, Business Administration, Finance, Project Management, Engineering or similar field or experience with advanced knowledge of Workplace Experiences, Facilities Management industry best practices and tactical application.
- Accomplished thought leader. Has a successful track record of delivering strategic operating plans through leading practices and rigorous performance standards.
- Exemplary Client Relationship Management skills managing up & down within a high-performing JLL and Client organization.
- Strong team builder. Motivates, develops and challenges team members to maximize their own, and teams' potential.
- Proven time management and delegation skills with the ability to manage multiple priorities and deliver results in a fast-paced, heavily matrixed environment.
- A credible, impactful communicator and operates with a "no surprise" approach. Prepares succinct and impactful communication updates for Senior Executives detailing visible activity within the Region.
- Must be technically proficient in basic computer applications, CMMS (Corrigo experience is preferred), Microsoft Office, Power Point, Visio and Microsoft Teams software.
