Description

This position performs a variety of maintenance duties in the building and on the grounds to ensure a well-maintained and safe environment for tenants, staff and visitors for Highland Regency House in New Ulm, Minnesota, an independent senior living community managed by The Lutheran Home Association.

SCHEDULE



  • Part-time
  • Approximately 20 hours/week
  • Flexible Schedule


ESSENTIAL DUTIES AND RESPONSIBILITIES



  • Monitor operation and make repair and/or arrange for repair of plumbing, mechanical, electrical, electronic systems and equipment such as, water softeners, air conditioners, washer, dryers, heating and cooling equipment, etc.
  • Conduct regular preventive maintenance checks in accordance with established maintenance program.
  • Complete work projects as assigned, and document records as required.
  • Maintain clean work areas and care for and operate tools and equipment in a safe manner.
  • Recognize safety hazards and act to eliminate them.
  • Respond appropriately to fire/disasters, fire drills and emergency situations. Understand procedures for shutting off equipment and securing building as necessary to reduce hazards.
  • Perform minor carpentry work such as painting, plastering patching, etc.
  • Conduct ground maintenance work as assigned, keeping sidewalks and parking lots free from snow and ice, and keeping grass, scrubs and plants maintained.
  • Ensure boiler is maintained and inspected as required.
  • Perform duties as assigned by the supervisor and accepts work assignments which best meet the needs of tenants.
  • Support and adhere to the policies and procedures of the building.


Qualifications

QUALIFICATIONS



  • Must be detailed and carry out quality work.
  • Must possess the ability to take direction well and work independently to carry out assigned tasks.
  • Must have patience, tact, flexibility, a cheerful disposition and enthusiasm, as well as the willingness to handle challenging tenants.
  • Must be willing to obtain a boiler's license.

The employee is occasionally required to reach about reach with hands and arms above shoulder level; climb or balance; and stoop, kneel, crouch or crawl. The employee must frequently lift and/or move up to 25 pounds and occasionally lift and/or move up to 75 pounds. Specific vision abilities required by this job include close vision, distance vision, peripheral vision, depth perception and ability to adjust focus.
